A roof report sets expectations on both sides of a sale before the option period runs out.

The season closes November 30. A roof that went through it with a question on it deserves an answer before the winter rains.

A neighbor lost a tree; yours dropped limbs. Nothing leaks, but something might have been hit.

No paperwork from the previous owner. An inspection gives you a starting point.

What the report should cover

valleys and gutters: how packed they are, and what is under the debris;
shaded slopes: algae, moss, granule loss;
overhanging limbs: which ones touch the roof or would land on it;
flashing where lower roofs meet upper-story walls, and the siding just above it;
vent boots, ridge vents and soffit vents;
the attic: stains, daylight, damp insulation, and how hot it runs;
the age estimate and what is driving it, stated as an estimate.

Ask for photos with the report, labeled by slope.
